I found him earlier and he's now at my base and I was just wondering because it's not like he got into the vault, did him becoming a ghoul somehow make him immortal(not immortal but I'm pretty sure you know what I mean) , but what happened how did he survive 200 years without being in a cryochamber?

Because he is a Ghoul, the Vault-Tec Salesman could go without eating, drinking, and aging. How he managed to get to Goodneighbor? I think he was either one of the Ghouls in Diamond City before they were kicked out, and got to Goidneighbor, or just got there and settled down.

Yes, if you talk to ghouls in goodneighbor (specifically the one running the store by the homicidal robot) she'll talk about the world before the war. They have extremely extended lifespans, and unless they turn into a deathclaw snack or something, they are effectively undying.
