I belive it sets foot between two possible sections. The first being after the events of dark souls 1. At the end of dark souls one out player beats gwyn lord of cinder, the same guy who is responsible for lighting the flame prior to us and killing all the ancient dragons. Now in the trailer or opening cutscene a while back we were shown an image of what looked like a old and broken lordron which was dark souls 1 main location, it recent gameplay we also run into a new onion bro meaning the Catarina knights are STILL around which wasn't the case in dark souls 2 & Andre the black smith was also still alive and he isn't hollow and we know in dark souls, everyone goes hollow eventually.
But you said there are 2 possible times?
Yes I did and the second one I find the most believable.
I personally believe that dark souls 3 is set prior to the events of dark souls. There are many arguments for this and against this but some basic ones are that in all the current gameplay that's been uploaded over the past few days no NPC has mentioned past events of our undead character from dark souls 1 and when he linked the fire unlike in dark souls 2 when its a crucial plot point.
Andre the black smith is NOT hollow, on that point aswell, there is now hollow in this game! As recently stated, our main character an undead hollow but what does that leave us with? Well the game is following the plot of 'lords of cinder' which is what gwyn was which would mean that this game would've taken place prior to dark souls. Also ancient dragons are STILL alive apparently meaning the extinction of their kind hasn't started further proving this theory.

A Lord of Cinder is one who has kindled the flame. They did not exist before Gwyn kindled the flame as he was the first. There are mutliple Lords of Cinder the player must find, therefor multiple centuries have passed as characters have kindled the flame.

Miyazaki mentioned it's at least after Dark Souls 1 because he referenced that Dark Souls 3 is after Gwyn's death. ( * v * )

The Catarina Knight talks about being unkindled, and seeing as you arose from a grave Siegford could very well arisen from his death. We don't know how this "unkindling" works exactly beyond the fact that the Unkindled are called upon to bring back the lords of cinder. The game most certainly takes place after Dark Souls 1 and 2, mostly because this is Miyazaki's confirmed last Dark Souls game, meaning it has to end the story.

For example Mirrah Greatsword makes a comback, the sword Lucatiel wields and gives you at the end of her questline. It references her or her brother as well in the description of the sword as well. Farron's Legion of Abyss Watchers all carry replicas of Artorias's blade if you look at the cinematic trailer released a few weeks back. Plus there are still Undead with NPCs that talk about undead and unkindled, which of course are two different things in the game. Other references include Allfather Lloyd and the Way of White, Dusk of Oolacile, Carim, The Great Swamp, Vinhiem, and Catarina along with return of their armor. The title of Lord of Cinder is given when a person links the flame. Before Gywn linked the bonfire he was the Lord of Sunlight, not Cinder. Lords of Cinder suggest multiple cycles have past and really Dark Souls 3 we are finally ending the cycle that Aldia talked about in Dark Souls 2, to unshackle the world from it and finally break it for good once and for all. Just because there are ancient dragons does not mean it is before Dark Souls, remember that an ancient dragon can be found in Ash Lake. If one can be found that I'm betting others found refuge when they saw they could not win after Seath's betrayal.

It has to take place before ds1 because fire link shrine in ds3 is all pristine and nice instead of in ruins.

Honestly I feel that they (Fromsoft, Miyezaki) think DS2 is a disgrace and a horrible Souls game which it kind of is and would do anything to divert from it, honest opinion irl. Theory wise it seems after the first one, time is always so convoluted in these games. Though we still don't know if this is before or after DS2, we need more lore to determine the placement. Overall I found enjoyment in your theory! Side note: Some people even say that this is before DS1 a prequal of sort since Andre is still around and dragons and such but that wouldn't make sense because Gwyn was the first lord of cinder, time will tell!

I am going to go with a Nexus/DS2 DLC theory. Time seems to be falling apart throughout all of the souls series but far more so this time around now that you can use the bonfires to travel farther distances than ever before and put down the "Lords of Cinder" that are there when you arrive. The presence of a Lord of Cinder in the Firelink Shrine as well as Andre of Astora is also a sign that time is able to be disrupted by the bonfires now that the Lords of Cinder have arrived and the Firekeeper has similar dialogue with the Black Maiden of Demon's Souls which implies she is manipulating your soul with her own, a power that has only ever been used by the Demons and LoC. The world also seems to compose of many distant lands which implies that the curse has spread farther and stronger than ever before, something that was also reminiscent of the Demon invasion of Demon's Souls. Anyways, it seems that whatever caused the Lords of Cinder to arise or their rising itself is connected to the curse strengthening, the bonfires gaining new powers and a resurgence of more demons than ever before.
