It's the only place on the planet where interstellar species are allowed to land and conduct business. They have agreed to a set of terms marking Area 51 as a true neutral zone for both other species and Humans.
Every UFO ever spotted was just a ship that got poor directions.
In response to the agreement we receive alien tech for hosting such a spot that we use for weaponry/technological advances and so on.
